Brentwood Summer Concert Series 2017

The City of Brentwood has recently announced the line-up for this year’s Summer Concert Series. This annual event is held on Sunday nights at 7 p.m. at the Crockett Park Eddy Arnold Amphitheater. One exception is the July 4th performance, which falls on a Tuesday.

Get these dates on your calendar, pack a picnic and bring the kids for an evening of family fun:

  • June 4 – The Answer Band. NEW this year! Performing Motown, soul and funk classics along with fun, party hits of today, The Answer Band is sure to be a crowd pleaser.
  • June 11 – Nashville Symphony. Always a favorite, the Nashville Symphony has been an integral part of Music City sound since 1946.
  • June 18 – The South Street Players. Their musical talent spans five decades of hits.
  • June 25 – The WannaBeatles. If you like the Beatles, this is a must see. Grammy-nominated finalist.
  • *Tuesday, July 4 – The Kadillacs. Tradition reigns, enjoy the sounds of this Southwest Louisiana cover band before the annual fireworks show.
  • July 9 – The Celebrity Allstar Band. NEW this year! Voted America’s #1 award winning party band for weddings, corporate and private events nationwide.
  • July 16 – Rubiks Groove. NEW this year! Live 80s and 90s dance party. (I have a few friends that are Rubiks Groove groupies so they must be great!!)

Crockett Park is located at 1500 Volunteer Parkway, Brentwood TN 37027. The contemporary Eddy Arnold amphitheater sits on a huge sloping hillside between the soccer fields, the baseball fields, and the Cool Springs House.

The 2017 sponsors are Hiller, H.G. Hill Realty Company LLC, Homes for Heroes, Caliber Home Loans and Brentwood Academy.

WCS Rezoning: A Parent’s Biggest Fear

How do you fill Brentwood Middle School’s cafeteria on a Wednesday evening? Reveal a county wide rezoning ‘Plan B.’ I was lucky enough to catch the tail end of this very important unveiling on April 12, held the same night on the same campus as Brentwood High School’s College Knowledge Night. The college night attendance paled in comparison.

I guess it was only fitting that the zoning meeting was overcrowded (yes, standing room only) as superintendent Dr. Mike Looney addressed the issues of overcrowding in our schools to a very passionate group of parents and residents – myself included. Here is what I learned:

  • We don’t have the capital funds for Plan A —the proposed $17-$19 million 3-phase renovation project for the Brentwood Middle School/Brentwood High School campus. The only way to meet the funding deadline would be an (unlikely) increase in property taxes. Other funding options being considered include a wheel tax or sales tax increase, but both require a referendum and more time. Time is of the essence as the new zoning plan will be implemented in the 2018-2019 school year.

A rendering of the proposed STEM Center was shared at the meeting. This academic space would be shared by BHS/BMS.

  • Williamson County needs 17 new schools over the next six years to keep up with the growth of our population which is slated to double in 20 years. The district student population is growing by 2000 students per year.
  • It will cost WCS 20% more to build the two new Thompson Station schools (opening in 2018) vs the cost of Mill Creek schools which opened just last year. This is due to rising construction costs. No surprise here.
  • Our last rezoning held for eight years, the county promised us at least five. The next rezoning should hold for 3-5 years. Zones are shrinking, but the fact remains, as Looney indicated “The closer you live to school, ‘may the odds be ever in your favor.’ ” We have been telling clients that for years.
  • Plan A rezoning would affect 7-8% of the WCS student population. Plan B would affect closer to 10%. We have 38,000 students currently enrolled countywide.
  • WCS state funding is low due to the inequitable “Robin Hood” distribution formula used by the State of TN. State funding is approximately $1,000 per student lower in Williamson County than in the rest of the state. Yet our schools continue to outperform.
  • The combined cost of Williamson County debt service and school capital outlay projects over the next five years reaches approximately $600 million. Scary.
  • Rezoning plans are up for vote in May at the County Commission meeting. 13 of our 24 commissioners must vote ‘yes’ for plan approval. Residents are urged to voice their opinions to council members now.

I had the pleasure of meeting Dr. Looney at the WCS Back to School Fair. He has a tough job.

Aside from all the politics and information sharing, I was reminded of something important that night… During the meeting, a parent asked for a show of hands  for those who would  be willing to pay more taxes to help our schools — nearly all of the hands in the room shot into the air. And when a retired gentleman and long-time resident of Brentwood voiced his concerns over tangible vs. intangible costs, he received a standing ovation. Several parents reiterated that this wasn’t about the 10% affected, but the community as a whole. This meeting reminded me that we are passionate about both education and community. Things that matter. It also reminded me that growth comes at a price. But there is also a reason everyone wants to live here. I am confident we’ll figure this out together.

For the latest rezoning plans, visit Williamson County Schools zoning. Plan A and Plan B (plus B1)  are broken down in detail, including the names of subdivisions impacted. It’s not over yet, so check back often.

Nashville Home to 3 of 50 Worst Bottlenecks in the Nation

With unprecedented growth comes a downside: traffic. I wish I could say I was surprised when I heard that our great city was home to 3 of the 50 worst bottlenecks in the nation. Well, actually the “in the nation” part did shock me a little bit. My next thought was that I should share this tidbit on our blog for clients visiting Nashville to tour homes. A little awareness and planning can perhaps alleviate the stress of potential gridlock.

Those bottlenecks are:

  • Interstate 24/Interstate 440 North
  • Interstate 65 at Interstate 24
  • Interstate 40 at Interstate 65 East

How To Protect Your Home Against Mold

Water damage can occur on any property, caused by plumbing leaks, roof failures or unexpected flooding from seasonal rainfalls. Mold can develop quickly after any of these events and can lead to expensive damage to materials and health problems in sensitive individuals. Here are some ways you can protect your home to prevent these issues:

1 – Seal Cracks in Your Foundation

Homeowners often neglect the inspection of their foundation walls where small cracks can allow water into basement areas. Sealing these small crevices will help to prevent them from becoming a larger problem when spring’s freeze-and-thaw cycles cause the cracks to become larger. This measure will help to prevent mildew and moisture damage that is common in basement areas.

2 – Pay Attention To Minor Plumbing Leaks

Even the smallest plumbing leak can cause extensive damage to walls, ceilings and floors over a period of time. If you notice that your water bill is higher than usual, you may have a hidden leak somewhere in your home that is causing damage. A professional plumber can help you locate the leak and repair it so that you don’t have to pay for expensive construction damage. Two-Acre Estate Charmer in West Meade~Hillwood

I’m proud to show you around our new gorgeous listing at 5914 Old Harding Pike, Nashville, TN 37205. One Swoon-Worthy Home in Fox Hunting Country Near Nashville

Folks, I’m totally smitten with this 1831 ‘Greek Revival’ restoration and its envy-inducing interior.

Sometimes– actually, lots of times (because of where we live), we get to show amazing homes. It’s so much fun to show and sell a showplace. But, don’t get me wrong, please – I love showing all homes. Period. But, yes, there are occassional properties that just jump out from the crowd and leave me thinking … “Hmmm, if my client doesn’t buy it, I will totally attempt to convince my husband that we should live here.”

You know, those kinds of places. It’s an inherent job risk and side effect of being a Realtor®.

A Nashville for All Seasons

We are just a little over a week out from winter storm Jonas’ special delivery of interstate gridlock, half a foot of powdery white snow (give or take depending on locale), and two glorious snow days –with ACTUAL snow. The above photo was taken below the Natchez Trace bridge in Franklin, TN.

And since then we’ve hit 70 degrees at least once, nearly twice. Wow, that’s crazy. A mild winter this year would be an understatement, even Punxsutawney Phil agreed yesterday when he saw no shadow, predicting an early spring.

All this to say it’s funny how native Nashvillians can’t quite get used to the weather swings here. Every year it is the same and every year we can’t believe it. [Read more…]

Our Christmas Home Tour Before It’s Too Late

Today begins the 12 days of Christmas, right? So we have until Epiphany on Jan 6 to enjoy our holiday decor. Yes! I truly love how our home feels during the Holidays. It just feels special — all decked out, joyful and inviting. And I’ve been meaning to post this since the beginning of December.

But I won’t lie it is always a little stressful Decking the Halls, my kids enjoy helping for about five minutes- so I am very grateful to know so many amazing decorator friends. Ho Ho Ho, Who Wouldn’t Stage?

It’s the hustle and bustle holiday season, and last week was a busy one for the Allen Team. Our former and current clients received notice of a relocation and it was time to scurry and help make their dreams come true. These fine folks were making plans to move home to be near family and raise their sweet, precious daughter.
